What does sealcoating do?
Sun, air, and water gradually weather asphalt. Sealcoating provides a protective layer that helps slow that wear and refreshes the appearance. It’s maintenance for pavement that is still structurally sound.
A faded, weathered surface may be ready for coating. If the existing coating is still holding up, another coat may be unnecessary. Open cracks need separate treatment; coating alone won’t repair them.
What happens during the job?
The surface is cleaned of dirt, loose material, and vegetation. Oil spots and suitable cracks are treated as needed before the coating is applied. Preparation matters: a coating needs a clean, sound surface to bond to.
Move vehicles before work begins and arrange parking elsewhere. Plan for suitable dry weather and a waiting period afterward. Keep traffic off until the contractor confirms the coating is ready for use.
